According to Corinna Saias, Managing Director of Premier Realty Greece, what makes the Riviera stand out is how each area offers something different. “There’s not just one buyer profile or one kind of property,” she says. “From Vouliagmeni to Sounio, every suburb speaks to a different lifestyle.”

Vouliagmeni: Discreet Luxury for the Ultra-Wealthy

Vouliagmeni is where high-end living meets privacy. With average prices around €7,441 per square metre—and some villas going for well over €10 million—it’s no surprise that buyers from the U.S., UAE, and Northern Europe are leading the charge. Think gated homes, concierge services, and being just minutes from Astir Marina and the Four Seasons. This crowd isn’t looking to show off—they just want the best, quietly.

Glyfada: A Chic Choice for Professionals

Glyfada has become the go-to for well-off professionals, digital nomads, and second-home buyers who want that balance of beach life and urban buzz. New apartments often include rooftop pools, smart tech, and private gyms—and they’re averaging over €5,000/sq.m. Saias says most buyers come from big cities like London, Berlin, and New York, looking for a modern base that feels both international and Greek.

Voula: Family Living with a Diaspora Connection

Quieter than Glyfada but still luxurious, Voula is attracting families—especially Greek expats from the U.S., Australia, and Canada—who are either returning long-term or planning their retirement. Homes here average around €5,680/sq.m and offer more space, greenery, and a sense of community. Villas with sea views and backyard pools are top of the list.

Elliniko: A Magnet for Investors and Visionaries

Elliniko, home to an €8 billion smart city project, is drawing buyers who see what’s coming next. “It’s one of the most exciting developments in Europe right now,” says Saias. Investors from Israel, China, and Germany are buying in early while prices still average around €5,039/sq.m. They’re especially interested in branded residences and sustainable design—plus the long-term potential for value growth.

Varkiza & Sounio: Peace, Privacy, and Seafront Retreats

Further south, Varkiza and Sounio are all about serenity. These areas appeal to yacht owners, retirees, and privacy-seekers who often arrive by sea. Villas here are more spread out, and prices range from €5,000 to €6,000/sq.m. “They’re not looking for nightlife,” says Saias. “They want a private escape with a view.”
