A luxury Athens residence overlooking the Acropolis has been listed with a record-breaking asking price of €300 million, making it the most expensive property in Greece and one of the priciest in the world.
Located on Dionysiou Areopagitou Street, mere steps from the Herod Atticus Theater, the property boasts unparalleled views of the iconic landmark, particularly from its rooftop garden and pool. The price translates to an astounding €90,900 per square meter.
Owned by the family of the late Elias Barbalias, founder of a prominent construction and real estate development company, the 3,300-square-meter residence was originally built by Barbalias himself.
Industry experts attribute the staggering price tag to the surging international demand for high-end properties in Athens. This echoes data from the Bank of Greece showing €2.1 billion in foreign direct investment in Greek real estate in 2023. While Athens’ average residential property price remains significantly lower, at €2,299 per square meter, the ultra-luxury market is experiencing a different dynamic.
Earlier in 2024, another property near the Presidential Mansion set a then-record of €58,000 per square meter. The current listing surpasses even Monaco’s average price of €59,000 per square meter, though it falls slightly short of Monaco’s highest recorded sale this year at €96,237 per square meter, according to Residences Immobilier.
