Prime Minister Kyriakos Mitsotakis is expected to announce tonight, from the podium of the Thessaloniki International Fair https://thessalonikifair.gr/en(TIF/ΔΕΘ), the complete abolition of ENFIA property tax for primary residences in remote and border areas with populations between 3,000 and 5,000 residents.
TIF 2025: Where and How ENFIA Will Be Abolished
The measure, long prepared by the government’s economic team, is aimed at supporting regions with heightened needs and a crucial role in national cohesion, while also addressing demographic challenges. The exemption will form part of a broader package of tax relief measures for families with children and taxpayers earning between €10,000 and €50,000 annually.
It should be noted that since 2020, a full exemption from ENFIA has already applied to all properties owned by individuals on 26 small remote islands with populations under 1,200 residents, including Irakleia, Donousa, Schoinousa, Sikinos, Anafi, Thirasia, Koufonisia, Gavdos, Pserimos, Tilos, Oinousses, Leipsoi, and others.
In addition, last year the prime minister announced an increase in the ENFIA discount from 10% to 20% for properties valued up to €500,000, provided they are insured against natural disasters.

TIF: Which Border Regions Will Benefit from the ENFIA Exemption
Border areas in Greece are legally defined (under laws such as Law 1892/1990 and subsequent amendments) and include both mainland and island zones near the country’s frontiers. They cover prefectures bordering Albania, North Macedonia, Bulgaria, and Turkey, as well as all islands in the Eastern Aegean, the Dodecanese, Corfu, and other small islets near the borders.
Key border regions include:
- Epirus: Prefectures of Ioannina and Thesprotia (bordering Albania)
- Western Macedonia: Prefectures of Kastoria, Florina, Kozani (northern border)
- Central Macedonia: Prefectures of Kilkis and Serres (bordering North Macedonia and Bulgaria)
- Eastern Macedonia and Thrace: Prefectures of Drama, Xanthi, Rhodope, and Evros (bordering Bulgaria and Turkey)
- Aegean Islands: Dodecanese, Samos, Chios, Lesvos, Lemnos, Samothraki, Kastellorizo, and smaller Eastern Aegean islands
In many cases, special provisions designate all municipalities and communities within 20 km of land borders as border regions.
Currently, full ENFIA exemptions are already granted under certain conditions to:
- Families with three or more children
- Individuals with disabilities of 80% or higher
- Properties located in areas affected by natural disasters
- Properties in zones of compulsory expropriation, inactive urban areas, or relocated settlements
- Listed buildings and historical monuments
