After 37 years as one of the Gold Coast’s most recognisable dining, shopping, and marina destinations, the Makris Group has officially closed Marina Mirage to commence a bold $500 million redevelopment that will reimagine the waterfront precinct ahead of the 2032 Brisbane Olympics.

Inspired by the elegance of the world’s great Rivieras, the new Marina Mirage promises to introduce a new standard of luxury living in Australia. The masterplan blends superyacht marina culture with an exceptional hotel offering and a collection of limited-edition residences, all designed to harmonise with the surrounding natural waterfront.
The project marks the most significant investment ever undertaken along the Gold Coast’s Southport Spit. Positioned directly on the Broadwater, Marina Mirage will offer beach access and kilometres of scenic boardwalks that form the heart of the Spit’s coastal experience. At present, it stands as the most significant development of its kind in the nation.
Makris Group CEO Jason Makris said the transformation would set a new benchmark for Australian coastal luxury.
“We are creating a destination that captures the sophistication of a Riviera lifestyle while remaining unmistakably Australian,” he said.
The redevelopment is also deeply connected to the Makris family’s heritage. With roots in Greece, both Jason Makris and his father, visionary developer Con Makris, have long drawn inspiration from the Mediterranean’s iconic coastal culture — a lifestyle defined by open waterfronts, vibrant dining, and timeless architectural elegance. It is this European coastal spirit that they now aim to reimagine on Australian shores.
Jason Makris noted that the project will allow residents and visitors to transition seamlessly from yacht to villa, to fine dining, curated retail, and unparalleled leisure and wellness experiences — building on Con Makris’ early recognition of the Gold Coast’s potential as a global luxury destination.
At the centre of the project will be the 126-key Marina Mirage Gold Coast, a Luxury Collection Resort by Marriott International. It will be the first of its kind on Australia’s mainland, bringing world-class hospitality to the region. Surrounding the resort, a low-rise, eco-conscious village will host 38 ultra-exclusive residences, seven chef-driven dining venues, and eight luxury ateliers blending international brands with artisanal craftsmanship.
A 2,000-square-metre longevity and wellness precinct will elevate wellbeing with clinical-grade recovery, biohacking technology, concierge fitness, and fully integrated wellness programs. An additional 1,000 square metres of flexible event and function spaces will support everything from corporate gatherings to rooftop celebrations and co-working hubs.

The redevelopment will complement the existing 78-berth superyacht marina — completed in 2021 — which accommodates vessels from 12 to 85 metres and includes helipad access for seamless yacht-to-villa travel. Already award-winning and fully occupied, the marina will remain operational during construction.
While Marina Mirage has officially closed to most tenants, several waterfront restaurants will continue trading until January 2026, with on-site parking maintained during the transition period.
Residences will be released privately through Makris Group’s preferred agents, who have been involved in the project’s planning and development for more than five years.
The new Marina Mirage is scheduled for completion in 2029.
