The upgrade reflects a 7% rise in rents, pushing monthly rates to €310 per square meter—or €3,720 annually. This surge underscores the growing commercial appeal of Athens' historic core, fueled by booming tourism and fresh investments that have polished its reputation as a prime retail hub.

Meanwhile, London's New Bond Street has seized the No. 1 ranking for the first time, highlighting shifting dynamics in luxury shopping worldwide.
